General

The Plaza is a managed community while Flats is Towne-built and owned. The Plaza opened in 2002, Flats I in 2009, and Flats II in October 2017. The Plaza has an elevator, underground garage parking, and storage units. Flats I has a clubroom and fitness center while Flats II has a clubroom, fitness center, pool, and fire pit. 

There is no cost to take a tour.

We accept walk-ins, though appointments are also welcome.

Management is available Monday through Friday from 9:00 AM to 5:00 PM.

You can apply online through our website.

Applications are typically approved within 2-3 business days.

Up-front costs include a $50 application fee per person, a hold fee of $300 (DeSales Flats) or $99 (DeSales Plaza), and a $1,000 security deposit.

You may have guests, but they are not authorized to use the on-site parking. A maximum of two guests are allowed in the pool area.

Pricing depends on market conditions, but longer lease terms typically offer lower monthly rent rates. Please contact us for more information.

We currently offer 9, 12, and 18-month lease terms.

No, we do not offer corporate leases.

No, subletting is not permitted.

An upfront lease buyout fee equal to two months' current rent along with a 60-day notice (rent will continue to be collected as normal during these 60 days).

Lease cancellation terms are available in your lease. Reach out to the leasing office if you need assistance.

Rent payments are made through the resident portal.

No, there are no additional monthly fees.

Yes, renter's insurance is required.

Trash and recycling services are included in your rent.

Water and sewage are set up through the property and billed through your online portal. Electric service (and gas at DeSales Plaza) is set up with Duke Energy. Internet and cable service is set up with Altafiber.

Altafiber is the approved provider for Internet and cable services.

Rent payments are made through the resident portal.

Amenities

Yes, there is free gated parking.

Standard appliances include a dishwasher, stove/oven, microwave, refrigerator, and washer and dryer.

No, apartments are unfurnished.

We have two fitness centers, a saltwater pool, two clubhouses, Tide lockers, and a turf dog park.

All units include in-unit washer and dryer appliances.

Packages are placed in the secure package room for pickup.

The fitness center is open 24 hours a day.

Yes, we are a pet-friendly community.

There is a $150 pet deposit, $150 pet fee, and $35/month charge per pet.

Yes, we have an on-site turf dog park.

Yes, public transportation is easily accessible.

We are near Purcell Marian, the University of Cincinnati, Cincinnati Children's Hospital, and UC Hospital.

Maintenance

Carpets are cleaned or replaced, deep cleaned, and maintenance checked.

Yes, we have on-site maintenance staff.

Maintenance work orders are acknowledged within 48 business hours and completed based on priority.

No, you do not need to be present for maintenance work.

If you are locked out of the building after hours, you may call the emergency maintenance line. The on-call tech will allow you access once you have provided a valid ID with the building's address on it.

Yes, as long as all holes are filled and the walls are covered with one coat of white paint at move-out.
