The Plaza is a managed community while Flats is Towne-built and owned. The Plaza opened in 2002, Flats I in 2009, and Flats II in October 2017. The Plaza has an elevator, underground garage parking, and storage units. Flats I has a clubroom and fitness center while Flats II has a clubroom, fitness center, pool, and fire pit.
The application fee is $50 per person.
The deposit is $1000.
Just trash removal is included. Residents pay electric, water, sewer, gas (plaza only), internet, and cable services. We do have discounted internet and cable available for you through our special arrangements with Cincinnati Bell.
If your mom does not live nearby, you'll be glad to know that every apartment includes a washer and dryer.
How about 24/7? Nice, huh?
Our fabulous salt-water pool will be open daily, depending on weather, beginning Memorial Day weekend through Labor Day weekend between the hours of 9am-10pm.
We offer leases for 12 months.
At The Plaza, there is a complimentary off-street parking deck and gated underground garage. Flats residents may use the parking deck, too. At both Flats I and II, you’ll find gate, surface parking lots.
Yes! Guests may park on street or use the complimentary parking deck off Chapel Street.
Flats I and Flats II have a bike service station with bike storage available for all DeSales resident. And thank you for thinking of our planet.
Both DeSales Flats and DeSales Flats II are LEED certified, which means they were built with the environment in mind. Our community was built to save water and energy while reducing carbon dioxide emissions. This kind of certification is only granted under rigorous inspection. We're proud to say that DeSales Flats was the first LEED certified community in Cincinnati!

Most of our communication with residents happens through phone, email, or a letter left on the door. That said, we are happy to assist in other forms of communication. We like to keep things easy and accessible for you!

Yes, renters insurance is required. This insurance will protect you in case of theft, accidents, or other incidents in your apartment or common areas. Please contact us for more details about our renters insurance requirements.
We’re happy to accept your money in a number of ways (but never in cash). Drop a check or money order off at the office. Or you may pay by automatic withdrawal or credit card (for a fee) online.
While we do expect rent to be paid on time, we understand that unforeseen situations can happen. That's why we offer a grace period for late payments: The grace period allows until the 5th day of the month, after which a late fee will be applied.
Subletting your apartment or assigning this lease to another person requires our prior written consent. If you intend to sublet or assign the lease, please contact us to discuss obtaining approval. It's important to note that even in the event of subletting or assignment, you will remain primarily responsible for fulfilling all obligations outlined in the lease agreement.

Yes, DeSales Flats is pet friendly! We are happy to welcome your furry companions home as long as they comply with our policies:
Max 2 pets. 50 lb weight limit.

Akita, Alaskan Malamute, Belgian Malinois, Bullmastiff, Chow, Dalmation, Doberman Pinscher, Eskimo Spitz, German Shepherd, Giant Schnauzer, Great Dane, Husky, Pit Bull, Presa Canario, Rottweiler, Saint Bernard, and Wolf.
Yes, DeSales Flats requires the following pet fees.

Yes! You are free to paint your apartment as long as it can be covered with one coat of white paint when you move out.

Yes! We partner with CORT You will work directly with CORT to get everything set up.
You will click the link that says “Furnished Apartments” on the floor plan page and fill out your information. Someone from CORT’s inside sales team will reach out to complete a needs assessment. They will answer all your questions and make sure it is the right fit. They will give you a call within 24hours. Here they will go over the cost and different packages
CORT has different packages to meet everyone’s budget. They offer special discounted packages for students and military personnel. The packages can be customized to meet everyone’s needs. CORT can furnish the home down to the silverware and the bedding. Just like with our leases, the leases with CORT vary based on the lease term. The longer term lease, the less expensive the price is.
CORT’s furniture is rent to rent. You have the option to pick out what furniture you would like. CORT will deliver the furniture, set it up, and when you are done take it away. You can rent for any amount of time. If you keep your furniture longer than your lease it will automatically go month to month with no extra charge. If there is an item you want to keep at the end of the lease there is a buy out option.
